BJC Ltd has successfully achieved planning permission for 4 dwellings after demolition of an existing bungalow. The site was garden land but its redevelopment for housing was still acceptable in principle to East Hampshire District Council, despite the amendments to PPS3 in June 2010.
The scheme for 4 detached dwellings comprised 2 x 3 bedroom and 2 x 5 bedrooms dwellings
As part of the proposal involved the demolition of an existing bungalow, it was necessary to employ an Ecologist to undertake a Phase 1 bat survey and later on a dusk swarm bat survey to demonstrate that bats were not a constraint on the site.
The site also included substantial hedgerows and trees which required the usual supporting tree survey and arboricultural method statement to accompany the planning application.
