Fawcett Road
The appeal site is situated on the east side of Fawcett Road at the junction of Heyward Road. There is currently a two storey building on the site set back from Fawcett Road and Heyward Road, with a single storey flat roof element that projects forward fronting Heyward Road.The area is characterised by a mixture of properties and land uses. The area has a number of two-storey terraced properties with feature blocks on the corner location. Having tried to negotiate with the council it was clear that they had a fundamental objection to the scheme. Despite trying to advocate to officers how the scheme would be appropriate the application was refused under delegated powers. The main areas in which the Council were critical of the scheme were:Cramped overdevelopment excessive scale, massing, height and contemporary design being out of character with the surrounding area. The Council also had concern over the BJC were successful in advocating the scheme to the Inspector who concluded that the proposal was entirely appropriate to the area. He also agreed that the proposal would have no adverse impacts on the character of the area or the local residents.
